Joint Sealing Contractors in London

London joint sealing is mostly not the long runs of concrete carriageway that the phrase suggests. It is car park decks, service yards, plant rooms, podium slabs, basement structures and the concrete pavements around depots and terminals, and almost all of it happens inside a live building or a working site.

Hot applied sealing needs a boiler, and a boiler is exactly the kind of machine London regulates. Every diesel unit between 37 and 560kW has had to meet Stage IV of the Non-Road Mobile Machinery standard across the whole of Greater London since 1 January 2025, and inside the Central Activity Zone that has been the requirement since 2020. Every machine must be on the site's NRMM register before it runs, and borough officers do check.

The practical consequence is that a contractor who has not registered plant, or who turns up with an older boiler, does not start. It is worth asking about before the programme is agreed rather than on the morning.

Cold applied systems avoid the boiler entirely, which in a basement, a plant room or an occupied building is often the deciding factor rather than a preference. Cold applied joint sealing is mixed on site and cures chemically, so there is no flame, no fume and no hot works permit.

Where movement or traffic loading calls for it, hot applied is still the right material, and then the job is planned around the boiler: where it stands, how it is fuelled, the hot works permit, and the fire watch. On a rooftop car park that is a genuine logistical exercise.

Getting a boiler, a lance, a compressor and a saw to a fourth-floor deck in central London is not a detail. Goods lift dimensions, weight limits, permitted delivery windows, low traffic neighbourhoods and parking suspensions all shape the method, and a contractor who prices the sealing without pricing the access will be back asking for more.
